Who We Are
Josh Properties is a small company based in Jackson County. We buy houses along the coast, one at a time, and restore them for the next family. That work goes to local contractors, painters, and tradespeople from the same towns, so the money we put into a house stays on the coast. We are not a national chain, and everything is handled locally. When you call, you reach us.
The way we work is simple. You tell us about the house, we tell you a number and how we got to it, and you decide. Nothing happens until you say so. If the number is not right for you, you have lost nothing but a phone call. You will not find our faces on this page, and that is on purpose. We would rather be judged on how we handle one call than on a photograph.

Homes We Buy
Any house, in any condition. You do not need to clean it out, fix anything, or have it ready to show. Leave what you do not want. We look at the house as it is, and that is what we make the offer on.
We buy in Pascagoula, Gautier, Ocean Springs, Vancleave, Hurley, and the rest of Jackson County, and in the towns just across the county line.

What happens when you call

You call, or we call you.
We ask a few questions about the house and the timing you have in mind. Ten minutes, no forms, nothing to prepare.

We come look at it.
A short walk through the house, sometimes with one of our contractors so the number is right the first time. Do not clean up for us.

You get a number in writing.
We tell you what we will pay and how we got there, then we leave you alone with it. Take a day or take a month.

You pick the date and we close.
At a local title company, on the day you choose, as soon as three weeks out or as late as you need. They handle the paperwork and you get paid at the table.
What we will not do
- We will not pressure you. No deadline on the offer, no price that is only good today.
- We will not change the number after the walkthrough. What we write down is what you get at closing.
- We will not back out because another house came along.
- We will not put a sign in the yard or tell the neighbors. Your sale is your business.
- We will not charge you a fee or a commission. There is nothing to pay us, ever.
- We will not keep calling. One call, one follow-up if you ask, and then we leave you alone.
